Keeping Your New Home in Good Condition

Now that you have finally been able to acquire an ideal property in Chiang Mai, what is left now is for you to make the most of it However, you should know that being an owner does not always mean lounging around the patio, watching movies in the living room, or sipping piña coladas in the garden. With your role as the proprietor, there are certain responsibilities which you must not overlook. One of these duties include taking care of your abode so that it will stay in a good condition for a long period of time. You can start off by following these measures:

  • Investigate if there are any leaky or loose gutters which can lead to dampness in the basement or crawl space. You should also ascertain that downspouts are clear and free of any debris.
  • Fill any low areas in your yard or sections near the footing of the house with compacted soil. Precipitation can cause flooding in your garden which in turn can result to the swamping and deterioration of the structure's foundation. Also, water pools which can be formed in these uneven patches can become a breeding ground for insects in the summer.
  • Utilise a screwdriver to check the status of the wood trim around the windows, decks, doors, and railings. Make sure that you do repairs as soon as possible, particularly before the rainy season comes in to do more damage to the timber.
  • Ensure that all of your smoke detectors, fire extinguishers, and other safety equipment are in good working order. Do not forget to replace the batteries in your devices when necessary, or at least twice every year. If you have an intruder alarm system, you should have it regularly checked by a professional as well.
  • Search for any holes or cracks in the siding or paint. You can utilise a carpet knife to remove the old caulking. All you have to do is slice down along the side from both directions with the hook-like blade, then use the cutting instrument to lift out the sealant bead intact.
  • Tidy up your fireplace of ashes and have the flue cleaned and inspected by a certified chimney sweep. Take note to check it for any loose or missing mortars each autumn. And in the spring, leave the damper open for better ventilation if your home does not have any air conditioning.
  • In the fall, take down screens (if they are of the removable type) and replace them with storm windows. Then after the winter, put them back up again. This will keep them from getting damaged during the long cold months.
